Interior Walls & Ceilings
C. J. Coakley Co., Inc. has been providing walls and ceilings ranging from the most basic core and shell design to the most intricate corporate fit-outs. Whether it be simple drywall partitions or elaborate acoustic ceilings, CJC has done it. Exterior LGMF & Sheathing
C. J. Coakley Co., Inc. provides stick-framed light gauge exterior walls and sheathing and has the manpower to perform the work safely and on time. At CJC, we understand the concerns many owners have with exterior wall systems, primarily regarding safety and schedule impact. We have been refining our method of installing exterior light gauge metal framing over the years to ensure our clients receive a product that is built with quality in mind, in the safest and most efficient way we know. We have experienced craftsmen who are ready to perform the work and often provide our own swings and mast climbers to install the sheathing.
Plaster & Other Finishes
C. J. Coakley Co., Inc. started as a plastering company and has long been considered the “go-to” contractor for the most detailed plaster restoration projects. Along with traditional plaster, the company offers many wet trade scopes such as EIFS, acoustical plaster, Venetian plaster, and veneer plaster. Our vast experience making old projects look new again allows us to offer clients a realistic budget and a plan on how to get the job done. While plaster is not as prevalent on a major scale as it used to be, we have retained a group of highly skilled craftsmen who are more than capable of delivering intricate and high-quality plaster works.
Doors, Frames, & Hardware (DFH) + Rough Carpentry
C. J. Coakley Co., Inc. provides doors, frames, and hardware on projects, including everything to furnish and install. DFH has always been a difficult trade to master due to the fragmented way the industry handles it. CJC has taken on this scope with a specific team and is a true specialist. The DFH team is involved from the bid, all the way through to project close out. Our clients can rely on us to provide experience and expertise in this scope.
Thermal & Sound Insulation
C. J. Coakley Co., Inc. installs a tremendous amount of insulation as part of its normal drywall scope. Thermal and acoustical insulation systems are an integral part of our portfolio. CJC is a full-service insulation installer. We install most insulated systems, including but not limited to: K-13, Mineral Wool, Styrofoam, Thermax, StarSilent, Fiberglass batts, and Pyrock. We also install most acoustic ceiling assemblies such as USG Ensemble, Fellert, BASWAphon, Acoustibuilt and more. Installations include interior, exterior, spray applied, under slab etc. Coakley are also AABA certified installers. We have an expert team that handles all insulation and related scopes to provide our clients with a team they can trust.
Glass Partitions
C. J. Coakley Co., Inc. is proud to be an exclusive distributor of Deko Partition Systems serving the greater Washington DC market. For much of our history, we have been installing glass and demountable partitions as part of our overall scope of work. To meet the growing needs of our clients, CJC has developed a specialized carpentry division providing labor for high-end manufactured partition systems, doors, frames, hardware, and other carpentry-related scopes. Prefabricated Exterior Walls
C. J. Coakley Co., Inc. has invested heavily in both people and equipment to provide an exterior wall system made in-house, complete with an air barrier. Our prefabrication process allows for a fast floor-by-floor dry-in, reducing the overall schedule for our clients. Prefabricated panels for exterior walls are not new, but our method is. The local market is dominated by concrete structures, requiring “infill panels” that are built from slab to slab. We have mastered ways to allow for concrete tolerance and required deflection, as well as a way to apply the air barrier on the panels in the shop. Once installed, the building is “window ready”, providing the client with a substantially faster and safer dry-in, impacting start and completion dates for all follow-on trades. We can thus provide our clients with shorter schedules that require no work outside the building.
Air Vapor Barrier
C. J. Coakley Co., Inc. is an ABAA-certified installer, specializing in a wide array of Air Vapor barrier systems. Our expertise covers the installation of self-adhered membranes, fluid-applied membranes, exterior sheathing, exterior insulation, smart vapor retarders, and mechanically adhered sheet membranes, along with repair and sealing services. We are committed to delivering high-quality, durable barrier solutions for modern construction needs.
Hoists, Scaffold, Trash Chutes, & Trucks
C. J. Coakley Co., Inc. owns its own equipment including oversized man and material hoists, swing stages, mast climbers, conventional scaffolds, and trash chutes. We also have full trucking capacity bolstering our ability to complete jobs ahead of schedule. We have a dedicated team of experienced carpenters who are responsible for constructing scaffolds and trash chutes on many of our jobs; however, we have also worked with scaffolding contractors on projects where specialized engineering and training are required to ensure the safety of the scaffold system. We also have dedicated trucking services within our company to ensure that all of our equipment is delivered to project sites on time and intact. We have provided these forms of equipment on jobs in the past and are capable of providing them again wherever and whenever they may be needed.
Preconstruction Services
Our experienced team of estimators can provide our clients with detailed budgets during the design stage and credible value engineering options. We provide much more than just estimates and field installation services. We can take your ideas and help create a design that satisfies all stakeholders and is realistic to build. we have been chosen by several clients to serve in a Design/Assist capacity, offering our expertise throughout the entire span of our scope on the project. Our ability to design a realistic project scope as well as perform accordingly in the field, is where we provide the best value.
Rainscreen
C. J. Coakley Co., Inc. is one of the largest rainscreen contractors in the greater Washington DC market, offering a full line of rainscreen products. The facades include terracotta, fiber cement, ACM, UHPC, and others.
Over the last few years, CJC has successfully installed over 500,000 square feet of rainscreen products on buildings ranging in size from low-rise up to 26 stories. Included in our package are the rainscreen products along with sub-framing, insulation, and window surrounds. CJC is ABAA-certified and offers a complete air barrier system and all the scaffolds necessary to access the work. We understand the nuances of sourcing products from overseas and installing them on time on projects with strict schedule demands. Because of our ability to provide real solutions, many clients have chosen CJC to be their Design/Assist partner, a service where we can provide our best value. We also offer our clients a single source for the interiors, exterior walls, air barrier, and the rainscreen facade.
Drywall Prefabricated Shapes
With the use of state-of-the-art equipment in our shop, we develop and create countless prefabricated wall shapes that improve quality, reduce the need for manpower, and shrink the project schedule. We have begun implementing the use of specific drywall cutting equipment into projects that require very precise shapes to be cut. Our machine is easy to operate and can create shapes very quickly. We have had success using it to create things such as: drywall corners, soffits, and any type of repeatable shape. Due to the ease of operation, we are also able to cut down on the number of craftsmen required to create these shapes, only needing one to operate the machine.
